All in, the BioSweep treatment usually takes about 24 hours. If we treat your listing today, you can show it tomorrow afternoon.
Who pays, seller or agent?
Almost always the seller, on the agent's recommendation. We can give you an estimate over the phone so you have a number to show the seller. In some cases, when the buyer requests the BioSweep Treatment, the invoice cost is credited toward the sale.
What documentation do I give the buyer?
We deliver a professional Treatment Certificate within 24 hours of completing the job. The certificate includes the property address, treatment date, BioSweep process summary, and the terms of the transferable warranty.
Does the buyer inherit the warranty?
Yes. The BioSweep warranty is transferable to the buyer at closing. If any odor of the treated type returns after the original source is resolved, we provide a secondary treatment at no charge. For the seller before closing, or the buyer after. The warranty transfers automatically with the certificate. No additional enrollment or paperwork required.
Will a buyer's inspector still flag it at inspection?
If the treatment is complete and effective, there is nothing for an inspector to flag, because there is no odor present. Buyers with concerns can review the Treatment Certificate and warranty before the inspection phase.
